Our fees are then agreed by negotiation and can be tailored to suit our clients specifc needs or requirements.

Our 4 Stage Approach (Bulding or Portfolio)

1. 0 Energy Review
We would recommend a thorough review of current and past data to identify energy consumption and carbon emission patterns, utility contract information, structure and fabric, building services and maintenance regime.
PECS has tried and tested information gathering processes which can assist our clients.

PECS would rate the property and benchmark against industry references
This will give an assessment of the property and will prioritise the action required.

2.0 Energy Performance Strategy
Energy Policy, Statement of Intent and Carbon Foot Print

From information from 1.0 above we can help our clients developing an energy policy and statement for reductions in energy consumption and carbon emissions, based on agreed targets over a given period of time.

3.0 'Buy In' - The Whole Building Approach
We feel this is unique to PECS and is the difference between just talking and actually implementing. For any policy to be successful, then a whole building approach is required. This encompasses everyone involved in the building including Landlord's, managing agents, occupiers and suppliers.

The objectives being one of influence and to:

Recognise that everyone has a contribution
Encourage tenants and landlord to work together
Establish incentives
To establish low cost good house keeping measures as a minimum
To ensure optimum comfort and service levels, whilst minimising energy consumption

4.0 Implementation: - Action Plan, Budget and Monitoring

Whatever policy and statement is agreed, it is fundamentally important to establish an energy action plan, operating budget and monitoring regime which dovetails seamlessly into the existing management & facilities regime and the service charge or operating budget.
